Concrete Crack Repair

Concrete Crack Repair

Concrete crack repair is essential before resurfacing a garage floor. Our technique goes well beyond a patch and a prayer. From diamond grinding to applying filler in two distinct steps, you can be certain the problem is gone, not glossed over. A break in the surface is not only unsightly, but can also be a safety hazard because it can cause tripping and falls.

The problem with traditional concrete crack repair is that the cure may be uglier than the illness. You’ve seen those garage floors with dark smears of something that looks like tar. It is seldom flush with the surface and it can peel up and crack. The color doesn’t match the surface. The reason is that most cracks are not very wide, so smearing on some sort of sticky filler doesn’t get into the actual break in the concrete. The stuff sits on top of it. If you were to paint on top of it, you’d still see it. If you are getting garage flooring, it cannot possibly lay flat or bond completely.

How we accomplish concrete crack repair
We use a unique process. A special diamond blade grinder cuts the crack. We expand the width of the crack. This may seem counterintuitive but it’s not. The “V” cut we make creates room for the protective filler. We use poly filler that is applied in two parts (another reason to expand the crack). The “fix” is flush with the surface, water-resistant and bonds with the sides of the break in the concrete.

Top reasons concrete crack repair becomes a necessity

  1. All homes settle, as the surrounding soil settles. This causes stress to the surface and cracks develop. Of course, in Florida this can be more pronounced because the groundwater can be so close to the surface.
  2. Concrete can shrink with age which causes breaks in the surface.
  3. The soil under the slab expands.
  4. Large trees near your garage may have roots that have grown under the floor, causing the cement to crack.
  5. If rainwater is not properly directed away from a home, water under a building causes loose soil to settle.
  6. Standing water is a potent force, enhancing deterioration as it permeates the concrete.
  7. The concrete may not have been mixed properly before it was poured.

We offer permanent garage floor concrete crack repair
Most garage floors develop a crack or two in the concrete over the years. Rather than break up the slab and have a new one poured, we offer an epoxy coating system that accomplishes concrete crack repair and then adds a beautiful topcoat of industrial grade coating.

The filler that we use in cracks is formulated to bond with epoxy, so that the repaired area keeps its integrity.
Our crew utilizes special industrial cleaners to remove any oil, grease, dirt and stains. We perform a mechanical scarification, and any impurities in the concrete are removed.

All of this is in preparation for the beautiful, rugged top coat of epoxy, which is applied in a variety of colors, textures, patterns and designs. This is not traditional resurfacing of concrete. This is a polymer top layer bonded to the floor, resulting in water proof repair and refurbishment.
